To be cocooned in a cul-de-sac is sought-after by many, but what sits behind the appeal and value of differing street positions?

Realmark Urban Residential Sales Consultant Audrey Vaslet said cul-de-sacs were ideal for families with kids who liked a sense of community.

“There’s only local traffic, which means limited disturbance and noise,” she said.

“It mostly provides the peace of mind to families that their kids can safely play outside.”

As a cul-de-sac dweller himself, Realmark North Coastal Sales Associate Aaron Green said it definitely increased the amount of freedom for kids.

“The bike riding, neighbourhood cricket games and football matches are a feature of cul-de-sac living,” he said.

Ms Vaslet said although cul-de-sacs were attractive, street positions came down to what best suited yourself and your needs.

“Privacy, safety, noise level from the traffic, public transport access, proximity to a park, cafes and restaurants all affect our day-to-day living,” she said.

Mr Green agreed, saying street locations are chosen for the overall living environment.

“Families with young children often prioritise quieter and safer environments away from busy roads to ensure a safe and peaceful setting for their kids,” he said.

“In contrast, empty nesters and retirees might prefer properties with convenient access to shops and amenities.”

In terms of value, Mr Green said street positions which captured views and outlooks often increased value.

“Being set on the high side, you capture a nicer aspect, better light and sea breezes,” he said.

“Within a cul-de-sac, the house at the top is, generally, the most sought-after, as it is often the biggest block.”

Both experts said corner blocks had advantages, such as yard space and dual-street access, although the disadvantage was increased traffic flow, while Ms Vaslet said properties on main roads in a buyers’ market were usually last on the list.

“Main roads are generally less sought-after and, therefore, they would be in a more affordable price point,” she said.

“Cul-de-sac properties are often priced higher and, unlike properties on main roads, they retain better value over time.”

According to Ms Vaslet, street-front properties are also very desirable, however peaceful positions remain favoured.

“Street-front living is commonly perceived as a premium position,” she said.

“Cul-de-sac or dead-end-street living is usually the most desired but, mostly, buyers will seek any quieter street furthest from a main road.”
